How Do I Choose a Contractor or Homebuilder?

We’ve all heard horror stories about home building gone awry. How do you prevent your project from turning into a nightmare? With a bit of research you can avoid wasting time and money and insure that your building experience is a pleasant one.

Before You Hire

Before you hire a builder you should do the following:

Check the State of Iowa Contractor List http://www2.iwd.state.ia.us/contractor.nsf/MainPage?OpenPage to confirm that the contractor is registered to do business. The state of Iowa requires that contractors renew their registration every two years. Fleishman Construction Services Inc. complies with the regulations of the State of Iowa

Ask For Local References (and then check them!)

Any reputable builder should be able to provide names and contact information of clients they have worked with in the past. Photos of the builder’s work should be made readily available. Avoid Large Advances For Work That Has Not Been Started

If a builder is asking for a large sum of money before any work has been performed, this is a red flag. At Fleishman, you will always know exactly what you’re paying for, which materials and services have been ordered and when they are to be delivered to the jobsite. You will be notified in advance and will approve all aspects of your project. This is not only the right way to do business, but in our view, it’s the only way to do business.

Get It In Writing

This is one of the most important things you can do to protect yourself. Do not sign off on any agreements without understanding them fully. Make sure there is a clear understanding of what work is to be done, who will perform the work, project deadlines, who is responsible for permits and other necessary paperwork, what the materials and services are, and so forth. Fleishman will take the time to make sure you really understand all agreements and provisions before ever asking you to authorize them. We want you to be informed and comfortable with all aspects of how we go about the business of building your new home.

There’s a huge difference between a business renting a PO Box and having a physical location that you can walk into. An established office building says there is a level of commitment to the work at hand. It also gives customers a place to meet with their builder where plans, samples, and paperwork can be reviewed, photocopied, or emailed to the customer. You may visit our office showroom location of 150 Jefferson St., in Carlisle, Iowa by appointment or during regular business hours, Monday through Friday.
